Structural problems
You might notice certain structural oddities in Georgian properties. Often, there is no reason to be alarmed. Crooked or uneven windows, doors, and floors could have occurred over time and may have already been remedied by previous owners. However, they could also be a sign of more concerning structural issues. Be sure to get a thorough survey to check for structural problems – they could prove costly to fix.
Evidence of damp
As with any home, you should be on the lookout for signs of damp. But it’s particularly important in a Georgian home. These old properties weren’t damp proofed when built, so they will need to have had work done by a previous owner to guard against this common problem. As well as inspecting the walls and window frames, make sure you check behind large appliances, under the carpets and even in cupboards for damp.
Poor quality renovations
Despite all the impressive features of vintage properties, there are often rooms that require significant renovation work. Extensions, kitchens and bathrooms are some of the most frequently renovated areas of Georgian homes. However, there are also some key features that are unnecessarily replaced by inferior alternatives.
Check that the windows are the originals and that they have been restored well enough to function properly. If they have been replaced by an inappropriate style or a poor uPVC replica, this can bring the property’s value down significantly. One of the most important responsibilities of owning a Georgian property is to restore its characteristics faithfully (where possible), not replace them.
Listing
As is often the case with period properties, many homes built in the Georgian era are listed. This means they are protected from changes to their structure in a number of ways. This can prove to be problematic should you wish to renovate the property significantly in the future. Estate agents or sellers will inform you if a property is listed upon enquiry.
